The Hill Group And L&Q Complete Kew Bridge Rise Development In Brentford

The Hill Group and housing association L&Q have completed Kew Bridge Rise, a major regeneration project that has transformed a former brownfield site in Brentford into a new residential neighbourhood for residents, businesses and the wider community.

Representatives from the project team, including Mark Greenwood, Deputy Regional Director at The Hill Group, and Neil Davis, Delivery Director at L&Q, joined delivery partners and local stakeholders to mark the completion of the development and celebrate the regeneration of the former Citroën dealership and workshop site.

Delivered through a joint venture partnership between Hill and L&Q, Kew Bridge Rise has created 441 new homes comprising studio, one, two and three-bedroom apartments and townhouses across three phases. Half of the homes have been made available as affordable housing through Shared Ownership and Affordable Rent.

Designed as a tenure-blind development, Kew Bridge Rise has been created to support an inclusive and diverse community while addressing local housing needs and providing homes for people at different stages of life.

The £90 million project has unlocked previously under-used land in Brentford, creating a new destination for people to live, work and connect. Designed by Hawkins Brown, the development features five distinctive buildings set within a landscape-led masterplan that reflects the area’s industrial and riverside heritage while introducing a contemporary identity for the neighbourhood.

The development includes a range of amenities designed to support community living, including independent cafés and shops, a residents’ gym, co-working space, concierge service, residents' lounge, landscaped communal areas, play spaces and a future nursery.

Public spaces have been carefully designed to improve connections between the riverside and Brentford town centre, with the distinctive ‘W’ gateway structure at Starling House creating a welcoming public plaza and a clear focal point for the development.

Sustainability and wellbeing have been central to the project, with features including air-source heat pumps, solar panels, EV charging points and biodiversity enhancements such as insect hotels. Pedestrian-friendly routes, cycle facilities and outdoor spaces have also been incorporated to encourage healthier and more connected lifestyles.

As part of Hill and L&Q's commitment to delivering long-term social value, Kew Bridge Rise has generated more than £64.6 million of measurable impact through employment opportunities, skills development, work experience placements and community initiatives.

The project has supported 22 local apprentices and delivered a range of community programmes, including improvements to The Rise School’s playground, the donation of a sensory pod to Green Dragon Primary School, and support for local charities and older residents through fundraising, digital skills workshops, wellbeing activities, fitness sessions and creative classes.
