Plans Approved For 216 Homes In Phase 3 Of Ashmere Development

Vistry Group and Latimer, the development arm of Clarion Housing Group, have received planning approval from the Ebbsfleet Development Corporation for Phase 3 of the Ashmere development in Ebbsfleet Garden City.

The latest phase will deliver 216 new homes, contributing to the larger plan to create a vibrant, mixed-tenure community of 2,600 homes in north Kent.

Delivered under Vistry's Countryside Homes brand, Phase 3 will include 162 private homes and 54 affordable homes—maintaining the 25% affordable housing commitment seen throughout the development. Notably, this phase will be the first at Ashmere to be entirely fossil fuel free, with homes equipped with Air Source Heat Pumps in place of traditional gas boilers to enhance carbon efficiency.

Located next to the future Village Centre—being delivered by landowner Henley Camland—Phase 3 will benefit from proximity to planned community amenities including a local park, retail spaces, and services. Construction on this phase is expected to begin later this year, with completions anticipated from late 2026.

Phase 3 follows strong progress on earlier stages of the project. Phase 1, comprising 281 homes, has already been completed and occupied, while Phase 2—with 235 homes, is under construction and scheduled for completion in early 2026. Homes in Phase 2, including one- and two-bedroom apartments and three- and four-bedroom houses, are currently available for sale, starting from £255,000.
