Rise Homes Unveils Spinners Yard Build-To-Rent Scheme In Leeds

Rise Homes has brought Spinners Yard, an 11-storey build-to-rent (BTR) development in Leeds city centre, to market, following the completion of construction by contractor Clegg Construction.

The 185-apartment U-shaped development on Regent Street in Mabgate features a mix of studio, one, two, and three-bedroom homes. The scheme is set to welcome its first residents from mid-June, with an open house event scheduled for 7 June.

CBRE has been appointed as the letting agent for Spinners Yard and has already reported strong interest, driven by the scheme’s desirable location and premium amenities.

The development includes ground-floor enclosed parking for cars, motorbikes and bicycles, alongside a welcoming lobby, reception area, and centre management office. Residents will benefit from high-end facilities such as a fitness suite, rooftop and residents' terraces, lounge, private dining room, breakout area and co-working spaces.

Spinners Yard is also connected to the Leeds PIPES district heating network, a £62 million initiative to reduce the city’s carbon emissions. The network helped save around 6,467 tonnes of emissions in 2024, up from 5,900 tonnes the previous year.

Project partners on the scheme include Clegg Construction, Gresham House, 5Plus, West Yorkshire Combined Authority, Dalbergia, Leeds City Council, and CBRE.

Sarah Snape, Managing Director of Rise Homes, said: "Our Spinners Yard development has transformed the former brownfield site on Regent Street. Rise Homes is looking forward to welcoming our first residents and creating a thriving community.

"The carefully considered amenity spaces, spacious apartments and ample outdoor areas represent our company ethos – offering our residents spacious, sustainable and well-managed accommodation.

"We are focused on delivering an exceptional and connected resident experience in the BTR sector. We are thrilled to bring this new development to the area, and it has been a pleasure to work alongside our fantastic specialist partners on this project."
