Story Homes has received planning permission to develop 194 new homes and associated infrastructure on land at Warrington Road/Holcroft Lane in Culcheth.

This marks a significant milestone for the housebuilder’s first project in the Warrington area.

Warrington Borough Council granted planning consent for the scheme at its Planning Committee meeting on 20 March, subject to the completion of a Section 106 Agreement.

The development will feature a diverse mix of high-quality one to six-bedroom homes, with 30% designated as affordable housing for eligible local residents. Catering to a range of buyers, including first-time homeowners, downsizers, and families seeking a long-term residence, the scheme will offer various property types such as bungalows, apartments, semi-detached, and detached homes.

Designed with sustainability and energy efficiency in mind, the homes will feature modern, open-plan living spaces and distinctive exterior designs that contribute to the unique street scenes for which Story Homes is known.

In line with the Section 106 Agreement, Story Homes will contribute over £1.5 million to the community, supporting education, sports facilities, and healthcare. The development will also include a substantial open space, a Local Equipped Area for Play (LEAP) accessible to both new and existing residents, and enhancements to surrounding footpaths and bus stops to improve community accessibility. Additionally, the project is set to deliver a biodiversity net gain of over 10%, ensuring a positive environmental impact.
