Vistry Group has agreed two major deals with housing provider Abri to enable the delivery of almost 200 affordable homes across Hampshire, marking a significant step forward in addressing local housing needs.
In Funtley, near Fareham, Vistry has completed a simultaneous land acquisition and forward sale agreement with Abri for a 125-home development. Of these, 119 will be affordable homes—60% designated for shared ownership and 40% for affordable rent—while the remaining six homes are planned as custom-builds, subject to demand.
The 15.94-hectare site, acquired from land promoter Reside Group, has full planning permission from Fareham Borough Council for the affordable homes and outline consent for the custom-build plots. The scheme will offer a diverse mix of one- to four-bedroom homes, all constructed using timber frames from Vistry's off-site manufacturing facility. Homes will be fully electric and fitted with EV charging points.
Construction is set to begin in summer 2025, with the first completions expected by summer 2026 and final handovers by August 2027. Community benefits include a 12.5-hectare park, 12 public parking spaces, and potential future provision of a community building.
In East Hampshire, Vistry has also completed the forward sale of 73 affordable homes to Abri at Phase 4 of the Bordon regeneration project. This deal will allow half of the 146-home development to be delivered as affordable housing.
The site, acquired by Vistry in January 2025, already has outline planning consent. Subject to the approval of a reserved matters application currently with East Hampshire District Council, construction is expected to start in October 2025, with first homes ready by July 2026.
Phase 4 of the Bordon development forms part of the wider £1 billion Whitehill & Bordon regeneration programme, aimed at transforming the former garrison town into a vibrant, sustainable community. The broader vision includes over 3,000 homes, new schools, a town centre, green spaces, and modern infrastructure.
Abri will fund both schemes through its own resources and grant support from its Strategic Partnership with Homes England, ensuring that all homes delivered are affordable.
