The next development phase of residential homes at Middlewood Locks has been released following the sell-out of all 1117 apartments in phases one and two.
For the first time, a selection of new town houses for family living will be available to buy at the award winning, 25-acre development which connects Salford and Manchester city centre.
Middlewood Locks is a thriving new neighbourhood with 571 new homes housing over 750 residents and a further 546 new homes that will be ready for occupation this Summer. Seven Bro7hers Beer House and Co-op support the growing community within an established oasis of green spaces and engaging public realm situated along the canal side.
'The Railings' comprises a further 189 new homes to include a collection of waterside, three and four-bedroom, three storey townhouses, as well as a mix of one to three-bedroom apartments in two buildings of 10 and 12 storeys, on the opposite side of the canal to phases 1 and 2.
Almost all of the homes will have private outdoor space by way of a balcony, terrace or garden and a generous communal podium garden will be created for the benefit of the residents. Undercroft secure residents parking, bicycle stores, double height resident's atrium with lounge, post room and electric car charging points will feature as part of The Railings. This phase will also incorporate 5,150 sq ft of ground floor commercial/retail accommodation and an additional 4,970 sq ft of offices.
Middlewood Locks is a joint venture between Scarborough International Properties, Hualing Group, based in Urumqui, Xinjiang, in China and Metro Holdings Limited, a Singapore-listed property development and investment group.
When completed, it will provide a total of 2,215 new homes and 900,000 sq ft of commercial space, including offices, hotel, shops, restaurants, bars and a multi storey car park. With landscaped areas of green public space, the scheme is being developed around three large basins of the Manchester, Bolton and Bury Canal which connect to the River Irwell and is a short walk from the central business district and retail amenities of Manchester city centre.
Overall, the site has a gross development value of £1 billion and is expected to create more than 7,000 jobs for the area.
Nicola Wallis, Sales & Marketing Director said: "We are so excited to be moving forward with our next phase on the back of selling out of all of our apartments within phases one and two. The development has been a tremendous success and we are very proud to have created a new neighbourhood with a fantastic vibrant community.
"Our aspiration was to ensure local residents had an opportunity to buy their own home in Middlewood Locks and we are very proud that, to date, a large number of our homes have been sold to owner occupiers, many of which are first time buyers, through the Government backed initiative Help to Buy. We have a growing number of families living in Middlewood Locks and we are seeing increasing demand for family homes close to the thriving city centre. With this in mind, we have introduced contemporary townhouses for the first time at Middlewood Locks.
"All of the new homes are situated around a private residents' garden, making the most of the public realm and waterside location, with fantastic views towards the city. The homes are designed to a high specification, filled with natural light, making it ideal for the growing number of people working from home…yet it's just a short walk or cycle to the bustling city centre of Manchester."
Jordan Hunter, Help to Buy resident at Middlewood Locks said: "Middlewood Locks is a fantastic place to live, from the moment we moved in the sense of community has been growing. It is great to have access to green space and the tranquillity of an urban neighbourhood as well as being in close proximity to the city centre with areas like Spinningfields and Castlefield on your doorstep. The properties are of such high quality with real thought being given to how people will truly live in and around them; having conveniences such as the Co-op and Seven Bro7hers as built-in features really gives the development its own identity."
