Construction has been completed on 368 build-to-rent apartments at West Bar in Sheffield, marking the successful delivery of the £300 million development's first phase.
The handover of the homes for occupation comes alongside the completion of a 100,000 sq ft office building and a new public square, forming part of the city centre’s major regeneration scheme.
West Bar is transforming a key gateway site in Sheffield, ultimately delivering one million sq ft of mixed-use space. When fully built out, the development will include 500,000 sq ft of Grade A office space, hundreds of residential apartments, extensive public realm, a multi-storey car park, and new community amenities. The long-term vision is to support up to 8,000 new jobs while contributing vital housing and commercial infrastructure to the city.
Delivered by Urbo (West Bar) Ltd – a joint venture between Urbo Regeneration, Peveril Securities, and Legal & General – the first phase was backed by £160 million in funding. Principal contractor Bowmer & Kirkland led the construction, which included West Bar Square at the centre of the commercial realm and Soho Yard, which houses the new residential community.
Located on the historic site of the 'Soho wheel' near the River Don, Soho Yard consists of two apartment buildings surrounding landscaped gardens with access via Plum Lane. The development offers one-, two-, and three-bedroom apartments, with several already occupied.
Residents benefit from a range of premium amenities, including a hi-tech gym and yoga studio, private dining rooms, rooftop terraces, a games room, co-working and meeting spaces, a residents' lounge, bike storage, and dedicated wash areas for bikes and pets. An on-site team is available 24 hours a day.
The buildings have achieved a Home Quality Mark (HQM) 4 rating, recognising the highest standard of sustainability across the lifetime of the development. The apartments are operated by Legal & General under its 'Build to Rent – Homes for Life' portfolio, which is focused on delivering high-quality, professionally managed rental homes across the UK.
