Henry Boot Construction has been appointed to build a new environmentally friendly Maintenance Delivery Unit (MDU) for Network Rail in Barnetby, North Lincolnshire.

The project, located adjacent to Barnetby Station, will see the construction of a modern, two-storey 9,500 sq ft facility designed to enhance staff wellbeing and support Network Rail's ongoing sustainability goals. The new MDU will include welfare spaces, office areas, and storage, alongside a service yard, car parking for staff and visitors, extra storage units, and redesigned access roads.

The building will feature a striking timber façade and modern facilities, including meeting rooms, a canteen, and changing areas. Designed for improved energy efficiency, the project prioritises thermal performance, daylight optimisation, and reduced embodied carbon. Traditional storage heaters have been eliminated in favour of more sustainable heating methods.

Additional eco-friendly elements include EV charging points, rooftop solar PV panels, triple-glazed windows, and air-source heat pumps—all supporting Network Rail’s long-term environmental commitments. The low-carbon timber construction and staff-focused layout set a new national benchmark for future MDU developments.

The project's sustainability features have been funded through Network Rail’s Green Bank.
