Morgan Sindall has won a circa £30 million contract to deliver a new commercial development in Midtown.
The project for developers Derwent London, includes the demolition of the existing buildings at 40-45 Chancery Lane and the design and construction of a seven-storey office building, which will provide 102,000 sq ft net of premium Grade A office space with retail at ground floor.
Designed by architects Bennetts Associates, the development has been carefully designed to incorporate the existing building at Tooks Court around a central courtyard that will be accessible to the public during the day.
Benjamin Lesser, development manager at Derwent London, said: "We are very pleased to be working with Morgan Sindall to deliver this major flagship office scheme in Chancery Lane in 2014."
The project has been designed to be highly sustainable and is on track to achieve a BRE Environmental Assessment Method (BREEAM) Excellent rating. Materials for the development will be sustainably sourced and the building will incorporate a number of features such as green roofs, fair faced concrete, chilled plasterboard ceilings, low energy lighting and presence detection.
The development will also include high efficiency mechanical and electrical systems robust enough to accommodate future needs.
Work has already started on site to demolish the existing buildings and retain one façade and the development is due to be completed in September 2014.
The project team includes quantity surveyor, Davis Langdon, services engineers, ARUP, structural engineers, AKTII and architects, Bennetts Associates.
