Roger Bullivant Limited (RBL) has kicked off its first collaboration with Vistry Cotswolds, supplying and installing its in-house designed precast foundation system for 87 new homes at the King George Park development in Swindon.
Part of a wider 2,200-home masterplan, the project marks a major milestone in the early stages of the new village. RBL’s scope is being delivered in two phases and includes nearly 1,000 Driven Precast Concrete Piles and approximately 4,000 linear metres of RBeam, the company’s precast ground beam system.
The rapid pace of delivery is central to the project brief, with multiple trades reliant on the foundation work being completed on time. RBL's solution, comprising entirely of offsite-manufactured components, is delivered on a ‘just in time’ basis and installed immediately, eliminating curing delays.
Driven Precast Concrete Piles, produced at RBL's advanced manufacturing facility, were selected for their speed, consistency, and suitability to the site’s Ampthill and Kimmeridge Clay conditions. The team completed piling ahead of planned ground level raises, reducing the need for imported materials and delivering both time and cost efficiencies.

The project also supports Vistry's sustainability objectives. RBL’s use of low-carbon concrete, minimal excavation, and elimination of spoil from piling work significantly reduces environmental impact. The installation process also avoids the need for on-site concrete deliveries, lowering emissions and vehicle traffic.
Additionally, RBL is deploying its own quiet hammer rigs—developed in-house to customer-informed specifications, which reduce noise levels during pile driving, making them particularly well-suited to residential areas.
As work continues at King George Park, the partnership between RBL and Vistry Cotswolds is expected to play a key role in the region’s long-term housing strategy.
