The Hill Group and L&G Partner On Affordable Housing Development In Coventry

The Hill Group and Legal & General (L&G) have announced a new partnership to deliver 200 affordable homes as part of the first phase of the £450 million City Centre South regeneration scheme in Coventry.

This marks the first time the two organisations have collaborated on a major residential development.

Under the agreement, L&G will acquire the 200 affordable homes being developed by Hill. The allocation includes 145 homes for social rent and 55 for shared ownership. These homes will be constructed across the first four buildings of the scheme, prominently located on Queen Victoria Road and Market Way, and are designed to foster diverse and inclusive communities from the outset of the project.

The collaboration involves close coordination with Coventry City Council, the West Midlands Combined Authority, and Homes England. The broader regeneration will bring 991 new homes, 8,000 square metres of commercial space, and 17,000 square metres of public open space to the heart of Coventry.

The plan reflects the strategic priorities of Coventry City Council and the West Midlands Combined Authority, both of which have provided critical investment to support the regeneration. Located just a five-minute walk from Coventry Railway Station, the development sits near the historic Coventry Market and adjacent to the city’s emerging Cultural Gateway, placing future residents at the centre of the city’s cultural and economic life.

The affordable homes will match the quality of the wider development and include features such as private outdoor spaces, balconies or terraces, along with access to podium gardens, landscaped squares, rooftop green areas, solar panels and district heating. Active travel infrastructure will also support sustainable transport and healthy lifestyles.

Construction on phase one is expected to begin later this year, with the first affordable homes scheduled for completion by the end of 2027.
