Moda, Loudon’s Yard, a cutting-edge rental neighbourhood in Edgbaston, Birmingham, has officially reached practical completion, bringing 398 state-of-the-art homes and a suite of premium amenities to the heart of the city.
Designed to deliver a lifestyle centred on service and wellbeing, the development offers 14,000 sq. ft. of amenities, including a 24/7 gym and fitness centre, co-working spaces, a private dining room, and communal landscaped gardens. Rent includes access to these facilities, high-speed Wi-Fi, and a 24/7 concierge service. Residents also benefit from a curated program of events and services managed by an onsite team, offering an unparalleled rental experience in Edgbaston.
The project marks the first phase of the New Garden Square Masterplan, a collaboration between Moda Living and Calthorpe Estates. Spanning 11 acres, the masterplan aims to create a vibrant urban community with £6 million of public realm investment, 2,400 new homes, office and retail spaces, and more. The second phase, a 37-storey build-to-rent (BTR) development, secured planning permission in August 2023.
Moda, Loudon's Yard was constructed by Winvic Construction Ltd., delivering significant benefits to the local community. The project generated over 5,500 weeks of employment, apprenticeships, and work experience opportunities, with a focus on supporting young people. Collaborating with Birmingham City Council’s Employment Access Team, the project employed 42 individuals under the age of 24. Additionally, 31 apprentices and eight placement students from Aston University, South and City College Birmingham, and Walsall College gained hands-on experience during the build.
Moda will continue as the long-term operator of Loudon’s Yard, aiming to enhance social value and positively impact Birmingham's communities. This is Moda’s second major project in the city, following the opening of Moda, The Mercian, Birmingham’s tallest residential tower, in 2022. With plans to deliver an additional 4,500 homes in the city, Moda is committed to driving long-term change and investment in Birmingham.
