Multiplex has been appointed by St John's Wood Square Development Limited to deliver the Shell and Core Contract for the transformation of the former St John's Wood Barracks in Westminster, London, into a landmark residential development.
The 5.5-acre site, once home to the King's Troop, Royal Horse Artillery, and adjacent properties at 1–7 Queen’s Terrace, will be redeveloped into St John's Wood Square, a super-prime residential project featuring 179 homes. The new residences will include 11 townhouses, 109 private apartments, and 59 affordable units, spread across nine buildings ranging from three to six storeys.
As part of the project, the Grade II-listed Riding School building will undergo sensitive restoration to preserve the historic character of the site.
Multiplex has been working with St John's Wood Square Development Limited under a Pre-Construction Services Agreement (PCSA) since September 2023. Following the completion of site demolition in May 2023 and significant progress on basement construction by McGee, Multiplex will now oversee the shell and core stage, scheduled for completion in December 2026. The project’s full fit-out is expected to conclude by December 2028.
The development aims to achieve WELL Platinum and BREEAM Excellent certifications, reflecting its commitment to sustainability and wellness.
The project brings together some of the most esteemed names in architecture and design. Squire & Partners serves as the Master Plan Architect, known for their innovative and refined approach to commercial design. Wilkinson Eyre Architects, renowned globally, are handling the heritage restoration, while Andy Sturgeon Design, a three-time RHS Chelsea Flower Show 'Best in Show' winner, is overseeing the landscaping. EPR Architects serves as the Executive Architect for the project.
The redevelopment is set to redefine luxury living in Central London while preserving the historical essence of the St John's Wood Barracks site.
