Rula Developments has launched new opportunities including almost 350,000 sq ft of industrial, logistics and roadside/retail accommodation at its flagship Winsford Gateway site in Cheshire.
Plots now available include a significant 225,067 sq ft logistics HQ building on its own 12.6-acre site and two design and build units offering 75,508 sq ft and 27,728 sq ft. of industrial space. Rula has also released a site with potential for six new trade counter units ranging from 1,684 sq ft to 3,058 sq ft alongside two further plots suitable for roadside/retail uses.
Winsford Gateway is a landmark 30-acre industrial land release under development by Rula and Build&Thrive, the partnership between Cheshire West & Chester Council and Public Sector Plc (PSP). Located just five miles from J18 of the M6, the site is 25 miles from Manchester, 36 miles from Liverpool and 65 miles from Birmingham. As the first industrial estate in the UK to become a Business Improvement District (BID) as well as the UK’s first green business park, Winsford Gateway is already home to nearly 150 businesses, employing around 4,000 people.
WG225 offers a highly energy efficient, state of the art design with over 213,000 sq ft of industrial space and nearly 12,000 sq ft of ancillary office accommodation. Features include 22 dock level loading doors, 4 level loading doors, 15m eaves height, 1000 KVA power, 189 car parking spaces including EV charging for 21, and 54 trailer spaces. The target BREEAM rating is Excellent whilst the target EPC is ‘A’.
WG75 delivers 69,966 sq ft of industrial space with six dock level loading doors, two level access loading doors, 350 KVA power supply, 4,542 sq ft of offices space, 61 car parking spaces and a 35-metre secure yard.
WG27 offers 25,145 sq ft of industrial space with three level access loading doors, 210 KVA power supply, 2,583 sq ft of office space, 21 car parking spaces and a 25 metre secure yard.
Six planned trade counter units provide the same high specification and energy efficient features with a feature glazed entrance, insulated roller shutter doors and private car parking with a secure gated entrance.
The roadside plots are situated at the main entrance to the site where BP, Londis, Subway and Greggs are already located. With two plots under offer, two further plots of 0.66 acre and 0.375 acre remain for sale or to let.
All sites are located prominently on the main arterial road at the northern entrance to Winsford Gateway. With full planning consent in place, Rula can provide fully serviced plots for immediate development with freehold or leasehold options available.
