Second Phase Of Oaklands Office Park Completed

Alfred McAlpine has recently completed the second phase of a major office development at Oaklands Office Park off junction 5 of the M53 motorway in Cheshire.

Phase two provides seven self-contained contemporary office units from 2,520 sq ft to 10,080 sq ft (extending to 29,920 sq ft in total). Located in a picturesque rural ten acre setting with easy access to Junction 5 of the M53 motorway, rail and other transport links, Oaklands Office Park is one of the most accessible office schemes in the region.

Joint agents, Edwards and Co, and Legat Owen, expect that the convenient location and pleasant surroundings of the offices will create considerable interest from occupiers, with one unit already under offer prior to practical completion.

Laura Smith, Development Manager at Alfred McAlpine, commented: "The quality and flexibility offered by the accommodation both in terms of the available space and the ability to lease or purchase should appeal to those looking to expand their businesses without having to relocate."

Phase Two is supported by a grant from the European Regional Development Fund. Ellesmere Port and Neston Borough Councils Economic Development Unit helped secure the funding package as the site lies within the borough’s economic development zone along the M53.

The NWDA has invested £403,000 in Oaklands Office Park to help attract new businesses and jobs to the area. Up to 104 new job opportunities are expected to be created.

Chris Koral, Policy and Partnerships Manager for Cheshire at the NWDA, said: "The Economic Development Zone in Ellesmere Port aims to regenerate the area and boost the local economy so the formal opening of this significant development is an important step forward in achieving those goals. These new buildings all feature the high quality facilities a modern business requires and enjoy an attractive location which can boast excellent transport links."

Phase three of the scheme, having already secured outline planning consent, is currently available for design and build office opportunities, with the potential to provide further accommodation up to approximately 40,000 sq ft.
