Designer Group has been appointed to carry out the mechanical and electrical (M&E) works for the redevelopment of West One in London, a major refurbishment and rebuild located above Bond Street Underground station.
Originally developed in the late 1970s, the existing West One Shopping Centre is being extensively reworked. The scheme includes demolishing the upper levels while retaining the lower retail floors and access to the station, alongside new office accommodation, a completely new façade and improvements to the public realm.
The project will create high-quality office space with better internal layouts and enhanced retail frontages, delivering a modern commercial destination in one of London's busiest areas.
Designer Group's scope covers the full delivery of M&E services, starting with critical enabling works to facilitate demolition before moving into the main construction phase.
A key early stage involves comprehensive surveys and the diversion of existing MEP services that support the occupied retail units. Designer Group has set out a programme of carefully planned night works to ensure shops remain open while services are safely removed from the demolition zone. This approach involves close coordination with the client, stakeholders and specialist contractors, backed by detailed contingency planning to maintain business continuity.
Located above a live Underground station on a busy central London street, the project presents a highly complex delivery environment. Designer Group will apply its experience in constrained, live settings—combining meticulous planning, stakeholder collaboration and technical expertise—to ensure safe and efficient delivery from enabling works through to completion.
