First Homes Complete At North Gate Park Regeneration

The first affordable homes at North Gate Park, the major redevelopment of the former St Ann's Hospital site in South Tottenham, have reached completion, with residents set to move into the new homes shortly.

Peabody, The Hill Group, the Deputy Mayor of London for Housing and Residential Development Tom Copley, members of the Greater London Authority, Haringey Council and Karakusevic Carson Architecture marked the milestone at an event on Wednesday 8 July.

The first phase of North Gate Park includes 240 new homes, including 94 affordable homes, helping more local people secure housing in Haringey.

Once complete, the wider development will deliver 995 new homes, with 60% designated as affordable housing. Around 150 of these homes will be owned by Haringey Council, with the full regeneration project expected to complete by 2032.

The new neighbourhood has been designed around the site’s historic Peace Garden, which has been restored and expanded to three times its original size. Additional planting and new trees will support biodiversity, while a nature-inspired children’s play area has also been created. The central park will be available for residents moving into the first affordable homes.

Alongside the new housing, the development is preserving the heritage of the former hospital site. Seven existing buildings, including the landmark water tower, are being restored and converted into new workspace and commercial facilities for the local community.

Angela Wood, Deputy Executive Director, Investment at Peabody, said: "Finding an affordable home in London isn't easy, so it's great to see that the first residents will soon be moving into North Gate Park. This has only been possible because everyone has worked together towards the same goal. As well as delivering much-needed homes, we are building a new community where people can enjoy green spaces and feel part of the neighbourhood from day one."

Peabody was appointed by the Mayor of London in 2023 to lead the redevelopment of part of the former St Ann's Hospital site, delivering new homes alongside community spaces, restored heritage buildings and improved public areas.
