Work Begins On Industrial Headquarters For Saint Group

Rula Developments has started construction on a new purpose-designed industrial facility at Winsford Gateway in Cheshire, which will become the new headquarters for Saint Group.

The 27,728 sq ft bespoke unit is being delivered as one of the first significant 'built to suit' agreements in the North-West for many years and has been designed specifically around Saint Group's operational requirements.

Saint Group, a national provider of specialist floor finishing and interior design services for the housebuilding sector, is relocating to the new facility following a period of strong growth. The move will support the company’s expansion into new territories and service lines while helping it progress its sustainability strategy and reduce its carbon footprint.

Unlike conventional industrial developments, a build-to-suit facility allows businesses to create premises tailored to their specific needs, including warehouse configurations, office accommodation, specialist infrastructure, loading arrangements and sustainability features. Rula says this approach enables occupiers to improve operational efficiency, support future growth and maximise long-term value.

Winsford Gateway has been developed to support this type of flexible delivery model, with planning approvals already secured and infrastructure in place to accelerate construction. Rula says bespoke industrial units at the site can be designed, constructed and ready for occupation in as little as 30 weeks.

The company secured full planning consent last year for Saint Group’s new headquarters, alongside two additional industrial developments totalling approximately 300,000 sq ft.

The approved space includes WG74, a 74,508 sq ft industrial unit available for lease or purchase with bespoke delivery options, and WG225, a 225,000 sq ft logistics facility on its own serviced plot.

Located at the northern entrance of the wider 380-acre Winsford Industrial Estate, Winsford Gateway is home to approximately 150 businesses employing more than 4,000 people. The development benefits from strong transport connections, with the M6 motorway around five miles away and direct links to Merseyside, Chester and North Wales via major A-roads.

The site offers 350,000 sq ft of industrial, logistics and roadside retail accommodation, with infrastructure already completed. Available opportunities include the 225,000 sq ft industrial and logistics headquarters building on a 12.6-acre serviced site with planning approval, as well as six trade counter units ranging from 1,684 sq ft to 3,058 sq ft.

Rula has also invested in a new amenity hub at Winsford Gateway, providing facilities including Costa Coffee, Greggs, McDonald’s, KFC, Subway, Londis and a filling and service station for employees and visitors.
