BAM has completed 4 Arbour Street, the first commercial building to be delivered at Brent Cross Town, marking a major milestone for one of London's largest regeneration schemes.

Situated beside Brent Cross West station, the 239,000 sq ft building will house businesses and Sheffield Hallam University's first London campus, bringing education, research and industry together within the expanding neighbourhood.

The scheme employs a hybrid structure of cross laminated timber (CLT) floor slabs paired with precast concrete beams and columns. This combination cuts the embodied carbon of the frame and enabled an efficient construction programme, while exposed timber soffits help create a warmer, more connected workplace.

BAM's delivery also generated significant social value. The project supported 49 apprentices, providing 970 apprentice weeks and 170 weeks of on-site training. More than £51 million was spent with companies within a 30-mile radius, reinforcing the local economy.
