South West Construction Pipeline Powers Regional Growth

Economic momentum, rising housing demand and flagship investments are accelerating construction across the South West, opening new opportunities for contractors and suppliers.

The region is fast becoming one of the UK’s most active development markets, with a robust pipeline spanning residential, commercial and industrial projects.

The recently published West of England Growth Strategy sets out ambitious plans for Bristol, South Gloucestershire, and Bath and North East Somerset. Targets include delivering 7,750 homes each year and driving significant economic expansion over the next decade, which is expected to sustain demand for construction activity across the South West.

Housing-led regeneration is a particular focus in Bristol's Temple Quarter. Glenigan data points to a cluster of major schemes moving through the pipeline, led by the £350 million Temple Island project. Set to transform a former diesel depot, it will provide around 520 homes alongside offices, hotels and commercial space.

Nearby, Dandara Living is preparing to start on the £95 million Clarence Road Development, bringing forward 435 build-to-rent homes. In addition, detailed consent has been secured for the University of Bristol’s £175 million Temple Island Student Accommodation, with construction expected to begin later this year.

Commercial activity is also stepping up. YTL Developments is due to commence the £32.2 million One Brabazon Gateway scheme at the former Filton Airfield, delivering a seven-storey office building, retail space and a multi-storey car park (Project ID: 25474322). Connectivity in the area will be boosted by the £76.2 million North Filton Railway Station, scheduled to complete later this year (Project ID: 21449153).

Industrial investment is advancing at scale. The £4 billion Agratas electric battery gigafactory near Bridgwater remains one of the UK's most significant industrial schemes, supported by a wider programme that includes battery manufacturing facilities, a smart campus, transport infrastructure and associated works (Project IDs: 23163969 and 13163531).

Further employment space is planned in Clevedon, where the £18 million Kenn Road Employment Allocation scheme will deliver almost 20,000 sq m of floorspace, with a start currently expected next summer.

Taken together, these South West projects underline the breadth and strength of the regional pipeline. Glenigan data indicates the area remains one of the UK's most active development hotspots, with substantial future opportunities across residential, commercial and industrial sectors.
