A £50 million extra care project in Southport will deliver 141 energy-efficient homes for older people, backed by more than £11m in grant funding from Homes England and procured via Torus' four-year Contractors Framework.
Caddick Construction has been selected to deliver Torus Homes’ new extra care development at Blowick Moss Lane, expanding the contractor’s portfolio of high-quality, community-focused housing across the North West.
The scheme will offer contemporary extra care accommodation that enables older residents to live independently, supported by well-designed communal facilities that promote wellbeing and social interaction.
Construction will create 141 homes as part of the investment. Of these, 118 apartments will sit within the main extra care building, with a further 18 apartments across two standalone independent living blocks, alongside five mews houses.
The development adopts a gas-free approach to improve energy performance. Electric panel heaters and hot water heat pump cylinders remove the need for gas boilers, while solar panels will further enhance overall efficiency.
Caddick secured the contract through Torus' Contractors Framework, to which the firm was appointed in 2025. The framework, which runs for four years, streamlines procurement for housing development and retrofit works across the North West.
