McLaren Construction Midlands & North has handed over the concluding phase of iQ Longwood Place, a flagship purpose-built student accommodation project close to the University of Warwick, creating a new student neighbourhood.
Brought forward by Topland Vintage Group and McLaren Property for iQ Student Accommodation (iQ), the completed development offers 1,209 high-quality rooms within a campus-style setting focused on wellbeing, connectivity and community.
The milestone completes a major regeneration of a previously underused business park, strengthening the university's accommodation offer. Phase one, comprising 572 beds, finished in 2025; phase two adds a further 637 beds.
The scheme replaced outdated offices and a former multi-storey car park. Demolition of Avon House, Swift House and associated structures paved the way for nine new residential blocks across the two phases.
Located around a 15-minute walk from campus and a short trip from Coventry city centre, iQ Longwood Place provides extensive amenities, including lounges, study spaces, a gym, a karaoke room, an arcade and landscaped outdoor areas.
The project has achieved a BREEAM Excellent rating. McLaren worked with ecologists, Coventry and other local stakeholders to protect and enhance the natural environment, retaining mature trees and installing bird boxes.
Materials from the former buildings — including bricks, stone and concrete — were crushed and reused on site, significantly reducing construction waste and advancing the project’s sustainability goals.
Alongside its environmental performance, the development delivered substantial social value. In partnership with Coventry City Council, it generated more than £19.5m in social return on investment through local supply chain spending, apprenticeships, employment and education engagement across Coventry and Warwickshire.
Completion of iQ Longwood Place takes the total number of student beds delivered by McLaren Construction Midlands & North to 2,870, including schemes in Nottingham and Manchester.
