Caddick Construction Begins Work on 16-Storey room2 Hotel in Leeds

Caddick Construction has officially commenced ground works at the new room2 hotel development located on Lisbon Street in Leeds city centre. Delivering the project on behalf of Marrico and Helios Real Estate, the scheme forms part of the broader regeneration of the city's West End.

Commemorated with a groundbreaking ceremony, the start of work on site signifies the first major hotel development within Leeds city centre since the Hyatt at the Sovereign Square scheme, which was also introduced by Marrico LLP and Helios Real Estate in 2022.

With construction at Lisbon Street now in progress, Caddick Construction will build the 16-storey, 200-room property. The building will offer a blend of studio and suite accommodation tailored to accommodate both extended-stay and short-term guests. Furthermore, the development will include a ground floor Winnie's café and bar, gym facilities, laundry amenities, meeting and events spaces, and retail concessions.

Positioned on the site of the former Leeds International Swimming Pool, the initiative is forward funded by Border to Coast Pensions Partnership, advised by Aberdeen Investments, with Lamington Group lined up as the operator under its room2 hometel brand.

The building was designed by DLA Architecture and will be completely electric and run on renewable energy, aligning with room2's focus on sustainability within hospitality. The project is anticipated to reach completion by Spring 2028.
