Homes England has exchanged contracts on three significant land parcels at Northstowe, unlocking 1,554 new homes and marking a major milestone in the delivery of one of the UK’s largest new towns.
The transactions cover three schemes. At Phase 3B, Vistry will deliver around 1,000 homes together with a new school, retail space, SME plots, supporting infrastructure and comprehensive placemaking.
At Phase 2C, Keepmoat Homes will build 409 properties, providing a mix of affordable and open‑market homes within a well‑designed neighbourhood that includes allotments.
Phase 2D1 will be led by TOWN, bringing forward a 145‑home co‑housing scheme designed to promote strong community interaction through shared spaces and collective living.
Together, the schemes broaden Northstowe's housing mix and increase the supply of affordable homes across varied tenures, supporting the growth of a balanced and inclusive community. The range of developers involved underscores continued confidence in the town's long‑term ambition and quality.
Planned for about 10,000 homes and ultimately expected to accommodate around 30,000 residents, Northstowe is being shaped around healthy, sustainable living, with extensive green and blue spaces, active travel connections, high‑quality education and an expanding network of community facilities. Significant early infrastructure is already in place, helping to accelerate delivery across phases two and three.
A new town centre is also taking shape. Under a Collaboration Agreement between Homes England, Capital & Centric and Keepmoat Homes, the next phase will deliver homes, commercial space, shops, public squares and civic amenities to create the social and commercial heart of the completed town. The recently completed Unity Centre provides a modern, flexible venue for local activities, events and services, further strengthening provision for the growing population.
Lambert Smith Hampton's Development Consultancy team has acted as Homes England's property agent at Northstowe, providing ongoing agency and consultancy support throughout the disposal process.
