Bellway Commences Work on Sustainable 107-Home Development

Bellway has officially started construction on Hatton Gate, a new 11-acre residential development off Station Road in Longstanton. The project will deliver 107 sustainable homes, including 61 houses for private sale, 43 affordable properties for local residents through rent or shared ownership, and three self-build plots.

Designed with a heavy focus on sustainability, every home at Hatton Gate will be equipped with air source heat pumps and electric vehicle charging points. The site will also offer high-speed connectivity via fibreoptic internet as standard.

Beyond the housing, more than three acres of the development—nearly a third of the site—has been dedicated to green open space. This area will feature:

• A sustainable drainage scheme (SuDS) and an existing pond.

• Wildlife-friendly wetland and grassland areas.

• A children's play area and a network of cycleways and footpaths.

• Biodiversity measures such as bat and bird boxes, log piles, and "hedgehog highways" to allow wildlife to move freely between gardens.

Mia Roussos, Sales Director at Bellway Eastern Counties, said: "Construction is underway at Hatton Gate where we will be delivering an attractive and sustainable development, providing not only much-needed new homes, but also new public open space and a communal play area. We have worked closely with the local authority on the plans for the development and have carefully considered the housing mix to meet the needs of the local housing market."

The development also includes land allocated for a future commercial building, which may house a shop, café, or office space, pending separate planning approval.

With work now progressing on the residential phase, Bellway plans to hold a pre-launch event in April, partnered with local estate agents Haart. The first homes are expected to be released to the market in July, with the first residents anticipated to move in by December 2026.
