GRAHAM Appointed For First Phase Of Holbeche Place Revamp

GRAHAM has entered a pre-construction services agreement after being selected by Muse to help deliver phase one of Holbeche Place, the new identity for the redevelopment of Mell Square in Solihull town centre.

The initial plot will see the design and construction of 346 build-to-rent homes spread across four buildings of varying heights, alongside active ground floors providing commercial and resident amenity space.

The plans also feature a central landscaped courtyard, new pedestrian routes and wider public realm upgrades to foster town centre living and strengthen connections across the area. Plot one is a key building block in the broader masterplan to reposition Holbeche Place as a vibrant, mixed-use destination at the heart of Solihull.

Set within a busy town centre, the project will be delivered on a constrained site. It will require demolition of the existing multi-storey car park and meticulous coordination with nearby roads, neighbouring properties and live retail operations. Demolition and enabling works are expected to commence in summer 2026.

Lisa Turley, Development Director at Muse, said: "With planning consent secured for the wider Holbeche Place masterplan and first phase we now want to kick start delivery and continue to build momentum.

"Holbeche Place is an opportunity to elevate and enhance Solihull town centre, with new homes, shops, restaurants, and public spaces. GRAHAM is the right partner to support our ambition as we work with our partners at Solihull Council and across the town centre to bring forward the benefits of redevelopment as soon as possible."
