Dudleys Consulting Engineers Completes Work on M1 Business Park Development

Dudleys Consulting Engineers has successfully completed its role in delivering a new 40,000 sq ft industrial development at Calder Park, Wakefield. The £3.5 million project, developed by Marrtree Investments, provides nine high-specification trade counter units with floor spaces ranging from 3,500 to 5,000 sq ft.

Situated at Junction 39 of the M1 motorway, Marrtree Business Park introduces essential new-build warehouse capacity to the established Calder Park site. The area is already home to major occupiers such as West Yorkshire Police, National Highways, and Taylor Wimpey Homes.

Dudleys was appointed in early 2024 to provide expert advice necessitated by the site's history as an open-cast mine. The firm's involvement was critical to the project's safe progression, as the team conducted extensive site investigations to address the potential presence of an unrecorded quarry shear wall. By mitigating risks associated with these complex ground conditions, Dudleys' structural and civil engineering expertise helped ensure the scheme remained economically viable while meeting high safety standards.

Andy Walker, Managing Director at Dudleys Consulting Engineers, said: "We are delighted with the completion of works at Calder Park, marking another collaboration with Marrtree Investments. This was the final parcel of land available for development within Calder Park and considered a strategically significant undertaking for Marrtree as part of its expanding portfolio of high-quality, new build industrial sites.

"We were pleased to work closely with C&W Architects, STP Construction as the main contractor, and Kirby Welch Associates in the role of project manager. In addition to conducting detailed site investigations and implementing necessary remediation measures, we collectively remained attentive to the proximity of a 100-acre nature reserve adjacent to the development, ensuring that environmental considerations were thoroughly addressed throughout the course of the works."

This project follows previous collaborations between Dudleys and Marrtree Investments, including the 70,000 sq ft Sowerby Gateway in Thirsk and a 27,000 sq ft scheme at Clifton Moor in York.

The Leeds-based consultancy, which employs 30 engineers, has a long track record of managing brownfield sites with remediation requirements. Its portfolio includes work on The Gas Works at Heworth Green in York, Sunnybank Mills in Leeds, and advice for the Keighley and Worth Valley Railway Preservation Society. Other notable clients include Leeds United Football Club, Leeds Bradford Airport, and Arla Foods.
