£34m Trafford Gardens Residential Scheme Reaches Completion

Linear Living has announced the completion of its £34M Trafford Gardens project on Talbot Road, marking the final delivery of 116 homes. The completion of this second phase brings the total number of units within the Old Trafford development to 149.

Following a two-year construction period, the phase two apartments are housed within a 13-storey structure. The unit mix includes three 3-bedroom, 48 two-bedroom, and 65 one-bedroom properties. Residents will have access to a variety of communal facilities, including a private courtyard and a rooftop garden.

The project was executed in two stages by Linear Design & Construct, with work originally commencing in January 2024. The first phase, completed in September 2025, provided 33 affordable homes which were acquired by the Salford-based housing association, Irwell Valley Homes. These properties are currently being offered on a rent-to-buy basis.

The development is a key component of the Trafford Civic Quarter masterplan, an initiative designed to regenerate the district surrounding the Old Trafford Cricket Ground. Located within 300 metres of the Trafford Bar and Old Trafford Metrolink stations, the site is also a ten-minute walk from both the Manchester United football stadium and the cricket ground.

The project team featured Peak Properties as advisor and sales agent, alongside contractor Linear Design & Construct. Initial designs were produced by Tim Groom Architects before being finalised by JDA Architects. Additional stakeholders in the successful delivery of the scheme included Maslow Capital and the Greater Manchester Combined Authority.
