GMI Construction Group has been appointed to deliver the fourth phase of the regeneration of Park Hill in Sheffield.

The contractor will work on behalf of joint venture partners Urban Splash and Places for People, continuing the long-running transformation of the Grade II* listed estate, widely recognised for its 'streets in the sky' design.

The latest phase has been enabled by a £6.4 million deal with Homes England, unlocking the delivery of new homes at the historic development.

Under the plans, GMI will construct 125 apartments, with 20 per cent designated as affordable housing. The scheme will also include improvements to public spaces, alongside the installation of electric vehicle charging points, car club facilities and secure cycle storage to support sustainable living.

The works will focus on the refurbishment of the Duke Street block, forming part of the wider regeneration that has been ongoing at Park Hill for more than two decades.

So far, the partnership between Urban Splash and Places for People has delivered 455 homes, accommodation for 356 students, and more than 50,000 sq ft of commercial space, in addition to extensive landscaping and public realm upgrades.

The next phase aims to build on that progress by further enhancing the site as a mixed-use community, combining residential, commercial and public spaces.

Looking ahead, a fifth phase of development—already granted planning consent—is set to deliver a further 105 homes, including a mix of apartments, duplexes and townhouses. It will also provide 2,000 sq ft of new commercial space aimed at independent businesses, adding to existing occupiers such as South Street Kitchen, The Pearl and Grace Owen Nursery.
