A hybrid planning application for phase one of MIX MANCHESTER, a major new science, innovation, and manufacturing campus, has been submitted to Manchester City Council.
The proposed development, spanning more than 1.6 million sq ft, marks a significant milestone for the joint venture behind what is set to become the UK’s first airport-based campus of its kind. The application follows an extensive period of public consultation, during which feedback from residents, businesses and stakeholders was used to refine the plans.
The first phase seeks detailed planning consent for more than 70,000 sq ft of flexible mid-tech workspace designed for pioneering businesses, alongside amenity space. Plans also include a 1,500-space multi-storey mobility hub with cycle facilities, ground-floor commercial units, and supporting infrastructure and public realm improvements.
In addition, the hybrid application outlines proposals for up to 500,000 sq ft of advanced manufacturing space and 600,000 sq ft dedicated to research and development, offices, laboratories and hotel use. Once fully developed, the 60-acre site is expected to support up to 8,000 jobs and deliver around two million sq ft of employment space.
Helen Ratcliffe, Head of Agency and Development at MIX MANCHESTER, said: "The submission of our first planning application follows months of dedication, marking a key step forward in providing cutting-edge innovation and manufacturing space on a high-quality, technology-focused campus, with units scheduled for delivery from Q4 2027.
"Our vision for MIX MANCHESTER has been driven from the start by a dynamic joint venture partnership that is underpinned by Manchester City Council’s commitment to growth.
"By seeking both detailed approval for the initial phase and outline permission for future expansion, we are laying the foundations for our truly transformative development that will support innovative start-ups and growing enterprises and create significant job opportunities within the local economy."
The project is being delivered through a partnership between Manchester Airports Group, Manchester City Council, Greater Manchester Pension Fund, and Beijing Construction Engineering Group. CBRE acted as planning consultant, while JLL and Track Real Estate have been appointed as agents for the scheme.
