McLaren Construction (Midlands & North) has completed a flagship industrial and logistics facility at Panattoni Park Swindon, marking a key step in transforming the historic brownfield location into a high-quality logistics and employment hub for the South West.
The 545,000 sq ft speculative scheme was delivered on a fast-track 39-week programme. A structured, collaborative delivery strategy underpinned the build, with early supply chain engagement across critical packages such as the steel frame and cladding to align all partners to the programme from the outset. Careful planning and consistent communication with key contractors kept momentum and ensured on-time completion.
The project set a new internal benchmark for quality and sustainability, achieving a BREEAM 'Outstanding' rating and targeting net zero upfront embodied carbon. Measures were integrated without affecting programme, including cement replacement in concrete, the use of recycled steel, and modern methods of construction such as precast concrete walling, lift cores and stair units.
Robust environmental practices featured throughout, with segregated waste streams, smart waste management and the reuse of excavated material enabled by a carefully engineered cut-and-fill balance refined at design stage.
Social value and responsible construction were central to delivery. The project achieved an excellent score of 43 out of 45 under the Considerate Constructors Scheme, earning high marks for community engagement, environmental management and workforce wellbeing. The assessment highlighted proactive stakeholder communication, strong environmental processes and a firm commitment to workforce welfare, including mental health support and high-quality site facilities.
Skills development was supported through apprenticeships across multiple trades, including five scaffolders and two electricians, alongside work placement opportunities.
The completed building provides high-specification logistics space with premium office accommodation, featuring a main reception area, a link bridge and high-quality internal finishes such as bespoke kitchenette areas with custom Corian worktops, glass splashbacks and feature staircases with glass balustrades.
