Morro And Orbit Team Up On £26m Social Housing Development

Morro Partnerships and Orbit have announced a new collaboration to deliver 108 affordable homes as part of a £26 million development on Projects Drive in Rugby.

The project is supported by Homes England, with an additional £2.6 million investment from Mayor Richard Parker through West Midlands Combined Authority (WMCA) funding.

The scheme will transform the former General Electric Power Conversion UK site into a vibrant residential community. Morro will construct the homes on behalf of Orbit, a not-for-profit housing provider, delivering 72 properties for social rent and 36 homes for shared ownership, including a mix of apartments, maisonettes, and houses.

Simon Preston, managing director at Morro Partnerships, said: "We are delighted to be partnering with Orbit to deliver the Projects Drive development. This partnership brings together a shared commitment to creating high-quality, sustainable homes that meet genuine local needs.

"By working closely with Orbit, we can ensure these homes not only provide long-term security for residents, but also contribute positively to the wider community through job creation, apprenticeships and meaningful social value."

Construction is expected to generate new jobs and apprenticeship opportunities, with recruitment focused within a 20-mile radius of the site. Morro will collaborate with local colleges, training providers, and third-sector organisations to support groups facing barriers to employment, including care leavers and ex-forces personnel, while diverting 30 tonnes of waste from landfill as part of on-site sustainability measures.

The six-acre development is also expected to complement regeneration plans for the nearby Hollowell Way housing estate in Brownsover, which Orbit has earmarked for redevelopment. The project aligns with broader WMCA objectives to help 93,000 people secure quality jobs over the next decade.
