Since its formation in 2017, the Cambridge Investment Partnership (CIP), the equal partnership between Cambridge City Council and The Hill Group, has delivered over 1,150 new homes across Cambridge, including more than 700 net new council homes, making Cambridge City Council one of the few authorities to increase its council housing stock in recent years.

Beyond housing, CIP is investing in community facilities, biodiversity-led landscaping, and green infrastructure to create vibrant, sustainable neighbourhoods that promote wellbeing for residents. Developments feature community hubs, play areas, landscaped gardens, and green corridors, providing spaces for social interaction and connection.

"Cambridge desperately needs new homes and we are doing everything we can to play our part in building more great-quality council homes for those who need them," said Cllr Gerri Bird. "But people need more than just a new home to have a high quality of life. It's really important to us that the people living in our new homes and existing community members alike can benefit from new community facilities and green spaces, where people can get together and spend time in nature. This is about building places that people can live happily in and will be fit for Cambridge residents for generations to come."

Recent CIP developments include:

Akeman Street, Arbury – 14 new council homes, a community centre, and three shops replacing an outdated building; features an outdoor garden for local residents.

Campkin Road, King's Hedges – 75 new council homes, a new community centre, landscaped gardens, and play areas; £50,000 contributed to local parks and sports facilities.

Colville Road Phases 2 & 3, Cherry Hinton – 115 new council homes, a nursery, community room, communal gardens, and four commercial units.

Ironworks, Mill Road, Romsey – 236 mixed-tenure homes, nearly 30% green space, a neighbourhood park, community centre, commercial spaces, and £3.5 million invested in local facilities.

Buchan Street, Arbury – 28 new council homes, a local shop, and community café.

L2 Orchard Park – 75 council homes and enhanced public open spaces including a community garden, trim trail, running track, and seating areas.

Timber Works, Cromwell Road, Romsey – CIP’s largest development with 295 homes, central landscaped park, nursery, community space, playground, and public art programme.

Looking ahead, CIP is progressing the East Barnwell development, which will deliver 120 new council homes alongside a community centre, nursery, library, shops, and extensive landscaped public spaces designed for active lifestyles and social interaction.
