Residents in Manor Park are set to benefit from a major boost in housing, as Newham Council has completed 81 new genuinely affordable homes at the Greenhill Centre development.
The homes, aimed at people on the borough's housing waiting list, are offered at London Affordable Rent levels and include nine wheelchair-accessible properties designed to meet a range of needs. The project is part of the council’s wider effort to provide high-quality, secure housing for local families.
Delivered in partnership with construction firm Higgins, the development has been built to Passivhaus Classic standards, significantly reducing energy use while maintaining comfortable living conditions year-round. The site also features a community garden, mature trees, new public spaces and a Passivhaus gym, contributing to both environmental sustainability and community wellbeing.
Mayor of Newham, Rokhsana Fiaz, said: "These homes will change lives for many families. A stable, genuinely affordable home gives people the foundations they need to thrive - raise their children, focus on work and feel part of their community.
"I'm proud that our council is delivering homes like these for our residents. This is about giving everyone the stability they deserve and building stronger communities across our borough."
Colin Ricketts, Regional Director of Higgins Partnerships, said: "We are delighted to celebrate the completion of Greenhill Centre, which, alongside our John Street development, has delivered high-quality Passivhaus homes that will provide residents with greater comfort, improved air quality and reduced energy demand. Alongside these homes, we’ve worked closely with the local community to deliver meaningful social value, including apprenticeships and work placements for borough residents, and community initiatives and opportunities for young people to explore careers in construction."
The development forms part of Newham Council's housing programme, launched in 2021, which focuses on delivering family-sized homes, accessible housing and sustainable design. The programme also emphasises resident involvement, with locals contributing to regeneration projects through ballots and co-design initiatives.
