Firethorn Secures Gateway 2 Approval

Firethorn has secured Gateway 2 approval for its purpose-built student accommodation (PBSA) development in Stratford, reaching a key regulatory milestone under the UK’s building safety framework.

The 284-bed development, which will include 35% affordable student accommodation, is being delivered in partnership with contractor McAleer & Rushe as part of Firethorn’s expanding Living portfolio.

Approval from the Building Safety Regulator confirms that the project’s detailed design and construction control arrangements meet the safety requirements established under the Building Safety Act. The decision allows full construction to proceed, with completion targeted for the 2028/29 academic year.

Located on Stratford High Street, the development will include a range of student-focused amenities such as shared study areas, social and fitness facilities, as well as a ground-floor community space accessible to the public. The site is close to Queen Elizabeth Olympic Park and within walking distance of UCL East and University of the Arts London.

The project is targeting a BREEAM “Excellent” sustainability rating, reflecting a focus on strong building performance and long-term operational efficiency.
