Bellway is set to commence work on a new residential project north of Stockton-on-Tees, following the approval of planning permission by Hartlepool Borough Council in December.

The 18-acre development, named Oakwood at Wynyard Park, will be situated on the Wynyard Park side of the A689 Hartlepool Road.

Construction is slated to start in the spring, with the initial phase of homes expected to reach completion this winter. The project forms a component of a larger masterplan for Wynyard Park, which holds outline consent for 1,200 dwellings.

The development will comprise a variety of property types ranging from two to five-bedroom homes. This includes four two-bedroom bungalows, a selection of semi-detached and detached three-bedroom houses, and detached designs for all four and five-bedroom units.

Out of the 170 homes, 31 have been designated as affordable housing. This allocation consists of 21 properties for affordable rent and 10 available through shared ownership, providing options for those unable to purchase on the private market.

The scheme is expected to provide a significant boost to the regional economy. Data from the Home Builders Federation's Housing Calculator suggests a project of this magnitude could support approximately 590 jobs and generate over £340,000 in annual council tax revenue.

The site layout focuses on landscaped green spaces and additional tree planting designed to integrate with the neighbouring woodland. Furthermore, Wynyard Park will develop surrounding areas into accessible public spaces. Site access will be managed via Attenborough Way and Musgrave Garden Lane.

Bellway has a history in the area dating back to the late 1990s, having already delivered more than 600 homes at the nearby Wynyard Woods Estate, where it is currently finishing four and five-bedroom properties at Regency Manor.
