Telford Living Lodges Plan For 520-Bed Student Scheme

Telford Living, the UK residential development arm of Trammell Crow Company and a leading living-sector specialist, has submitted a planning application to the London Borough of Tower Hamlets for a purpose-built student accommodation (PBSA) scheme in Bethnal Green, east London.

Proposed for the site of the current LEB Building, the project would deliver 520 student beds on a 0.9-acre brownfield plot on Cambridge Heath Road, a well-connected location close to major transport links and higher education institutions. Designed by AHMM Architects, the plans include a mix of cluster rooms and studios with student-focused amenity spaces. Ground-floor community space and affordable retail units also feature, shaped through extensive pre-application engagement with stakeholders.

Located 100 metres from Bethnal Green Underground station and within a short walk of Queen Mary University of London's campuses, the development aims to help address the borough's undersupply of PBSA and ease pressure on the wider private rented sector.

The application follows detailed pre-application discussions with the London Borough of Tower Hamlets and the Greater London Authority, reflecting Telford Living's track record in bringing forward regeneration of underused sites in challenging market conditions.
