Story Homes Submits Plans For 205 New Properties In Whitburn

Story Homes has officially submitted a full planning application to South Tyneside Council, outlining proposals for a new housing development situated on land off Mill Lane in Whitburn.

The proposed project features 205 new dwellings, comprising a diverse range of properties from one-bedroom apartments to five-bedroom houses suitable for families. In accordance with local policy requirements, 40% of the total units will be designated as affordable housing to help address the specific housing needs of the local area.

The developer has focused on flexible living for the project, incorporating open-plan interior layouts and high-quality external finishes intended to produce the signature street scenes associated with the Story Homes brand.

Amanda Stephenson, Head of Land for Story Homes North East, said: "Whitburn is a thriving area with strong community spirit, and we’re excited to bring forward these proposals. Our goal is to create a development that not only provides a variety of homes for people at all stages of life, but also enhances the local environment, with generous green spaces, an improved play area, and a sustainable drainage strategy. We look forward to working closely with South Tyneside Council and the local community as the application progresses."

Sustainability and biodiversity are core components of the masterplan, which includes integrated green spaces, a new play area for children, and a comprehensive Sustainable Drainage System (SuDS) to manage surface water.

The scheme will be supported by a Section 106 Agreement. This legal mechanism will secure financial contributions and improvements to local infrastructure for the benefit of both current and future residents. These potential investments may be directed toward healthcare, education, transport, and public open spaces.

Beyond the provision of housing, the development is expected to provide an economic boost to Whitburn. During the construction phase, employment opportunities will be created through the Story Homes supply chain, while the finished development is intended to increase support for local services, shops, and community facilities.
