Story Homes Submits Plans for 155-Unit Residential Scheme in Worsley

Housebuilder Story Homes has formally submitted a planning application to Salford City Council for the development of a 155-home residential scheme at Hazelhurst Farm in Worsley.

This submission marks a pivotal phase in the delivery of a larger, landscape-led masterplan that aims to address the acute demand for high-quality family housing in the region.

The proposed development forms part of a wider strategic partnership with Taylor Wimpey, which is set to deliver a cumulative total of 330 homes, a new primary school, and significant highways improvements across the site. Story Homes' specific allocation features a diverse mix of one- to six-bedroom properties. Notably, the scheme includes a 50% affordable housing provision—achieved through a combination of 20% on-site delivery and substantial off-site financial contributions to the local authority.

From a procurement and economic perspective, the project represents a significant injection into the local construction sector. The development is expected to support numerous construction jobs and provide sustained opportunities for local subcontractors and material suppliers. Furthermore, the developer has committed to a Section 106 agreement exceeding £7.2 million, which will be ring-fenced for:

• Education and primary school provision

• Local sporting facilities and allotments

• Highways and transport infrastructure enhancements

• Environmental works including 2.25 hectares of open space and biodiversity net gain

The site at Hazelhurst Farm is a key allocation within the 'Places for Everyone' plan for Greater Manchester, which guides sustainable growth across the city-region. Story Homes is continuing technical consultations with Salford City Council and local stakeholders to ensure the final build aligns with modern energy-efficient standards and the specific needs of the Worsley community.
