Story Homes has secured a resolution to grant planning permission for a new residential development at Nunthorpe Grange, marking a significant step forward for housing delivery in Middlesbrough.

The project, to be named Nunthorpe Gate, received approval from Middlesbrough Council's Planning Committee, subject to the finalisation of a Section 106 Agreement. The scheme is designed to deliver 205 high-quality homes, ranging from three to six-bedroom properties and including bungalows, to meet the needs of first-time buyers, families, and those looking to downsize.

Located in a highly sought-after area, the development aims to integrate with the existing community while providing modern, energy-efficient housing options.

As part of the planning agreement, Story Homes will provide a package of community benefits through Section 106 contributions. these include financial support for local education, highway improvements, and sustainable travel initiatives, alongside an off-site affordable housing contribution.

The site's infrastructure plan includes a new access point off the A1043 to manage traffic effectively and minimise local disruption. Enhancements to the local Public Right of Way, coupled with new footpaths and cycle routes, are intended to improve connectivity. Environmental considerations are also at the forefront, with a sustainable drainage strategy and enhanced green spaces designed to boost local biodiversity.

The homebuilder has already begun engaging with local groups, including providing sponsorship for new team shirts at Nunthorpe Squash Club.

Beyond the physical infrastructure, the project is expected to provide an economic lift to the region by supporting construction jobs through local subcontractors and increasing footfall for nearby businesses once residents move in.
