Bellway Set To Begin Work On 170-Home Teesside Development

Housebuilder Bellway is preparing to break ground on a new residential project north of Stockton-on-Tees, following the approval of plans for 170 new properties.

The 18-acre development, named Oakwood at Wynyard Park, will be situated on the Wynyard Park side of the A689 Hartlepool Road. Hartlepool Borough Council granted planning permission for the site in December, and construction is expected to start this spring. The first homes are slated for completion by this winter.

Bellway has a long-standing presence in the area, having built more than 600 homes on the Wynyard Woods Estate since the late 1990s. The company is currently active at the nearby Regency Manor site, where it is delivering four and five-bedroom houses.

"We believe Oakwood at Wynyard Park will be attractive to homebuyers as the variety of properties will appeal to a wide range of people at different life stages and the homes will be highly energy efficient.

"The scale of our plans means they will bring a boost to the local economy by creating jobs and increasing spend in the local area. With 31 affordable homes included, Bellway will also provide opportunities for people who may not be in a position to buy privately to live here."

The development will offer a diverse range of house types, from two to five-bedroom properties. This includes four two-bedroom bungalows and a selection of three-bedroom detached and semi-detached homes. All four and five-bedroom residences will be detached.

Of the 170 homes, 31 have been designated as affordable housing, consisting of 21 units for affordable rent and 10 for shared ownership.

Data from the Home Builders Federation's Housing Calculator suggests the project will support approximately 590 jobs and generate more than £340,000 in council tax revenue.

The masterplan includes significant landscaped green spaces and additional tree planting to integrate the site with the neighbouring woodland. Furthermore, Wynyard Park will develop surrounding areas into accessible public spaces. Primary access to the development will be provided via Attenborough Way and Musgrave Garden Lane.

Oakwood at Wynyard Park forms a key component of a larger 1,200-home masterplan for the area which already holds outline planning consent.
