Wilton Developments Secures National Highways as Anchor Tenant for Stockton Scheme

Wilton Developments has announced that National Highways will serve as the anchor occupier for its flagship Dynamo Park site in Stockton-on-Tees.

The freehold agreement covers a 29,500 sq ft facility on Cheltenham Road, which will function as a combined office and depot for the government-owned company.

Construction is currently in progress, with National Highways expected to take occupation by the end of 2026. The new hub will accommodate 270 full-time employees, incorporating staff currently based at a nearby office in Darlington as part of an efficiency drive to create a "Better, Greener and Smaller" estate.

The arrival of National Highways has triggered the delivery of site-wide infrastructure, which will open up the remaining plots at the prime A19 location. In total, Dynamo Park has the capacity to host 560,000 sq ft of commercial space. With National Highways occupying the first plot, a further 530,500 sq ft of industrial, storage, and warehouse space is now being readied for development.

Rach Whitfield, Development Director for Wilton Developments, commented: "It's fantastic to secure such a high-profile occupier as the anchor for this flagship development. It will set a benchmark for a high-quality range of industrial space planned for Dynamo Park. We are now on site delivering the infrastructure needed to open up the remaining plots for a further 530,500 sq ft of industrial space at this prime A19 location."

Stainforth Construction LLP has been appointed to build the National Highways facility and install the essential infrastructure required for the rest of the park. The site already holds detailed "reserved matters" consent for 470,000 sq ft of B2 and B8 commercial use. Once fully developed, it is estimated that the scheme could support more than 1,145 jobs, alongside additional roles within the associated supply chains.

Steve Cooke, Director of Estates & Facilities Services at National Highways, noted the strategic importance of the move: "The development of our new combined office and depot at Dynamo Park will become an important part of our estate supporting our long-term vision of connecting the country. As we take over direct operational control of the management of the A19 the new facility will be key in delivering safe, well-maintained roads."

Situated with prominent frontage onto the A19 and located near the Portrack Lane retail and trade hub, Dynamo Park is positioned to meet the high demand for modern industrial units in the North East.

Wilton Developments, the firm behind the successful Turbine Business Park in Sunderland, has appointed HTA and Savills to market the remaining opportunities. Carter Jonas represented the National Highways project team in the deal.
