Bellway Seeks Input On Proposed Scotton Residential Development

Bellway Strategic Land has launched a public consultation to gather community feedback on a proposed residential development in Scotton. The project targets a 20-acre site situated north of Ripley Road on the eastern edge of the village, with plans featuring approximately 80 new dwellings and the potential for a small convenience shop.

A dedicated consultation event is scheduled for Tuesday 10 February, running from 3pm to 7pm at Scotton Village Hall on New Road. This session offers residents the opportunity to review the designs and engage directly with the project team.

The proposed housing mix includes a variety of sizes and styles, with a commitment to providing 40 per cent affordable housing. The developer has also indicated that bungalows may be included to meet specific local needs. Of the total site area, 14 acres are designated as green space, which will feature a new village green centred around an existing mature tree.

Alex Bowling, Bellway Strategic Land Manager for the North, said: “All members of the community are welcome to attend and find out more about our proposals. We will be on hand to discuss the project and answer any questions they may have.

“All the comments we receive during this public consultation process will be carefully considered and will help shape our final proposals before we submit a planning application to North Yorkshire Council.”

The design aims to reflect Scotton’s existing character by incorporating local materials, landscaping, and low stone walls. Furthermore, the developer plans to achieve a 10 per cent biodiversity net gain through extensive new planting and habitat creation.

Alex Bowling added: “Our proposals would create a neighbourhood which has been designed in keeping with the village character, through the use of local materials, low stone walls, and landscaping.

“The new village green and open space would provide a welcoming area for everyone to enjoy, while a new village shop would enhance the vitality of the existing community.

“This is a sustainable location for new homes, within walking distance of existing amenities such as the village pub, village hall and playing fields, and we plan to create new walking and cycling routes to help the new residents integrate into the village.

“We are also proposing significant planting and new wildlife habitats to ensure we deliver a 10 per cent net gain to biodiversity.”

Feedback can be submitted at the event, via the online consultation portal, by emailing [email protected], or by post to Savills at The Lumen, Newcastle. All comments must be received by 5pm on Friday 27 February 2026.

Pending the results of the consultation, Bellway expects to lodge a formal planning application with North Yorkshire Council in the spring or summer of 2026, with construction potentially commencing in 2027.
