Hampshire housebuilder Pennyfarthing Homes has reached a significant milestone in its plans for Milford-on-Sea by submitting a reserved matters planning application to New Forest District Council.

The proposed "Swallow Field" development, situated off Manor Road, builds on previous outline permission for up to 170 homes on the site, which was allocated for housing in the 2020 Local Plan. This latest submission details the specific architecture, landscaping, and layout of the project, focusing on creating a high-quality extension to the coastal village.

A core feature of the proposal is the delivery of 85 affordable homes—representing 50% of the total site—consisting of Social and Affordable Rent, Shared Ownership, and First Homes options. This provision is specifically aimed at assisting local families and first-time buyers in remaining within the community.

The design strategy emphasises environmental sensitivity, featuring a large recreational area to the north, a central village green, and various pocket parks. The layout incorporates:

• Biodiversity Enhancements: Retaining mature trees alongside new hedge planting and wildflower meadows.

• Connectivity: Integrated footpaths linking the site to local schools and bus stops on Lymington Road.

• Sustainable Infrastructure: Inclusion of EV charging points and cycle storage across the development.

Architecturally, the homes will mirror the traditional New Forest style. The mix of one- to five-bedroom properties will primarily consist of two-storey houses, with some 2.5-storey apartments featuring dormer windows at key focal points. Exterior finishes are set to include red brick, tile-hung detailing, and dark boarding to reflect the local vernacular.

The scheme is designed with three access points on Manor Road to ensure safe traffic movement and accessibility throughout the new neighbourhood.
