Bellway Set to Begin Construction On Wynyard Park Development

Housebuilder Bellway is preparing to break ground on a new residential project at Wynyard Park after securing planning approval for an 18-acre site.

The development, named Oakwood at Wynyard Park, received the green light from Hartlepool Borough Council in December and is situated on the Wynyard Park side of the A689 Hartlepool Road. Construction is scheduled to commence this spring, with the initial phase of homes expected to be ready for occupation by winter 2026.

This project marks a continuation of Bellway's long-standing presence in the area, where the company has delivered over 600 homes since the late 1990s. The new site will feature a diverse range of two- to five-bedroom properties, including four two-bedroom bungalows. The architectural mix comprises detached and semi-detached three-bedroom houses, while all four and five-bedroom residences will be detached.

Mark Gabriele, Land Director for Bellway Durham, said: "Bellway has a long connection and history in the Wynyard area, and this new project deepens our commitment here. We are proud to be creating new homes in such a highly sought-after location.

"We believe Oakwood at Wynyard Park will be attractive to homebuyers as the variety of properties will appeal to a wide range of people at different life stages and the homes will be highly energy efficient.

"The scale of our plans means they will bring a boost to the local economy by creating jobs and increasing spend in the local area. With 31 affordable homes included, Bellway will also provide opportunities for people who may not be in a position to buy privately to live here."

Of the 170 homes planned, 31 have been designated as affordable housing. This allocation includes 21 houses for affordable rent and 10 for shared ownership, focusing on two and three-bedroom designs.

The environmental strategy for the site includes the creation of landscaped green spaces and significant new tree planting to integrate the development with the surrounding woodland. Access will be provided via Attenborough Way and Musgrave Garden Lane.

Oakwood represents a key component of a larger masterplan for Wynyard Park, which holds outline consent for a total of 1,200 new homes. According to data from the Home Builders Federation, a project of this size is estimated to support roughly 590 jobs and generate in excess of £340,000 in annual council tax revenue.
