The former Avenue Campus on St George's Avenue, Northampton, has been put on the market for disposal, paving the way for the next phase of regeneration at this key brownfield site.

Covering 9.18 acres and formerly occupied by the University of Northampton, the site has undergone extensive preparation, including demolition of ex-university buildings and the ongoing installation of essential infrastructure, part-funded through the Brownfield Land Release Fund. The location is considered sustainable and well connected, with planning permission already in place for residential development.

An open, competitive marketing exercise will be undertaken following strong early interest from national housebuilders. The former Bassett-Lowke halls of residence are being progressed separately for sale.

The approach is designed to maximise market interest, clarify future options, and enable the private sector to deliver a high-quality housing scheme. Where viable, it could also help bring forward additional affordable homes as part of a wider mixed community.

Cllr Charlie Hastie, Cabinet Member for Housing and Communities at WNC, said: "The Avenue Campus site remains a key regeneration opportunity for Northampton, and this next stage represents an important step towards bringing forward new homes and long-term benefits for our area.

"By taking a clear and competitive approach to marketing the site, we are creating the right conditions for high-quality residential development that reflects both the site’s heritage and its future potential."

The marketing period will run for around ten weeks, after which offers will be carefully assessed. Further steps regarding the site and its disposal will be considered and decided by the Council later in the year.
