Infrastructure And Mixed-Use Development Progresses At Fairham Business Park

Fairham Business Park is continuing to build momentum as one of the East Midlands’ most attractive commercial destinations, with strong interest from both national and regional occupiers.

As practical completion approaches on new facilities for CLEAN and FathomTree, and with further opportunities under active discussion, developer Clowes Developments has provided an update on progress across the wider Fairham scheme, where residential and commercial development are advancing side by side.

Local developer Clowes Developments, one of the UK's largest privately owned development companies, is delivering the project in partnership with Homes England. Once complete, Fairham will comprise a 606-acre mixed-use development on the southern edge of Nottingham, providing 3,000 new homes, more than one million square feet of employment space and 200 acres of open green space.

The start of the year has seen renewed activity across the site, with O'Brien Contractors progressing the next phase of major infrastructure works. These form part of a wider £100 million investment in site-wide infrastructure and represent a technically complex stage of development. The works will unlock new plots for future housing delivery and include the construction of roads, drainage systems, lighting, bus infrastructure and essential utilities, marking a key milestone in creating a highly connected and sustainable mixed-use community.

Residential development is also accelerating, with hundreds of new homes now under construction. This growing population is expected to provide a strong local workforce and customer base, directly supporting occupiers at Fairham Business Park. Housebuilders Bellway and Lagan Homes are currently on site delivering more than 300 homes, while developments by Countryside and Redrow will bring the total number of homes at Fairham to more than 750 in the near term.

As residential delivery gathers pace, Fairham Business Park is well placed to benefit from an expanding, well-connected community, strengthening its appeal to employers, employees and investors. Clowes Developments, working with agents FHP Property Consultants and Fisher German, is now marketing Phase Two of the business park. This phase offers bespoke design-and-build opportunities for industrial or distribution units of up to 50,000 sq ft, available on both freehold and leasehold terms, with flexibility to meet individual occupier requirements.

Beyond housing and employment space, the Fairham masterplan includes a local centre with retail and everyday amenities such as cafés and bakeries, alongside new education and healthcare facilities, sports and leisure provision, and a safeguarded route for a future NET tram extension. Together, these elements are designed to create a balanced, well-connected community where people can live, work and thrive, delivering long-term benefits for businesses and residents alike.
