The first residents have moved into their new homes at a recently completed affordable housing development on Warwick Road South, Old Trafford, delivered by Altrincham-based McGoff Group for Southway Housing Trust.
The 62,000 sq ft scheme received planning consent from Trafford Council in June 2023 following a joint application by Victor (Old Trafford) Ltd—a joint venture between Victor at MC Construction and the McGoff Group—working in partnership with Southway Housing Trust.
McGoff Group drew on its full range of in-house expertise to deliver the £18.2m development, which was designed by architects Corstorphine & Wright. The Group supported the project from early-stage development management, working closely with Victor, through to full project delivery.
McGoff Construction was appointed as principal contractor, with specialist supply chain partner Panacea providing an offsite lightweight steel frame solution. Edencroft Building Services, McGoff’s in-house electrical installation contractor, also played a key role in supporting the project’s inclusive delivery approach.
Panacea's lightweight steel frame solution contributed to improved efficiency and sustainability, enabling rapid offsite fabrication, design flexibility and significant waste reduction. The approach was showcased to a number of key stakeholders, including Trafford Council, during the Group's 'true sustainable buildings' site tour last year.

The Warwick Road South scheme delivers 80 one- and two-bedroom apartments across three buildings, providing 100% affordable, high-quality and energy-efficient homes close to key transport links and local amenities. Southway Housing Trust manages 57 of the homes for affordable rent, while the remaining properties are available through shared ownership and are managed by Gecko Homes, part of Southway Housing Trust.
