Plans Approved For Over 40 New Homes In Shirecliffe

Sheffield Housing Company (SHC) has secured planning permission for the development of 41 new homes in Shirecliffe.

The scheme will deliver a mix of one-, two-, three- and four-bedroom houses across vacant sites on Musgrave Road, Crumpsall Drive, Crumpsall Road and Miles Road. The homes are designed to meet a range of needs and support a diverse community.

SHC is Sheffield City Council's joint venture development company, working in partnership with private developer Keepmoat and Great Places Housing Group. Established in 2011, the company set out to deliver 2,300 new mixed-tenure homes across 23 sites by mid-2026.

The tenure mix for the Shirecliffe development is still under consideration, with SHC exploring options to deliver affordable housing wherever possible. Sheffield City Council is also considering the potential purchase of some of the properties for use as council housing, subject to the necessary approvals. Construction work is currently expected to begin in spring 2026.

Steve Birch, Development Director at SHC, said: "We are thrilled to announce that planning for the new homes in Shirecliffe has been approved. This is a significant milestone for Sheffield Housing Company and the local community.

"The partnership has worked hard to develop a plan for the site, which suits the area, environment, community, and housing demand. As always, we will try to minimise construction disruption and will be in regular communication with neighbouring residents."

Cllr Douglas Johnson, Chair of the Housing Policy Committee at Sheffield City Council, said: "We all know the housing pressures facing Sheffield and the country as a whole as we look to increase the number of safe, good quality homes available to people so they can set up their homes.

"Affordable housing to open up those opportunities to more people remains so important. We are delighted that work can now progress on adding these sites to the many we have publicised these past 12 months that are diversifying our city's housing options. We look forward to that work moving forwards."

The partnership's wider development programme has benefited from more than £3m in funding from Homes England and over £3m from the South Yorkshire Mayoral Combined Authority.
