A major affordable housing development is underway on the Isle of Wight, delivered through a partnership between Sovereign Network Group (SNG), Captiva Homes, and the Isle of Wight Council, providing high-quality homes for local residents.

The Three Oaks development in Newport saw the first 28 homes handed over to Island families before Christmas. When complete, the scheme will deliver 145 affordable homes, including 87 for social rent and 58 for Shared Ownership, making it the largest affordable housing project on the Island in many years. SNG will own and manage the homes, Captiva Homes is responsible for construction, and the Isle of Wight Council has guided the project to ensure the homes meet local housing needs.

Importantly, 100% of the social rent homes will be allocated to individuals on the Isle of Wight housing waiting list under a legally binding Local Lettings Plan agreed between SNG and the Council. This ensures the homes support residents already in social housing, freeing up other properties and reducing pressure on the Island's housing register.

These 87 social rent homes will provide long-term security for Island families, while also helping to unlock much-needed movement within the existing social housing stock. The Three Oaks scheme includes a variety of home sizes and types, including specialist homes for families of up to eight people, allowing households currently in temporary accommodation to move into permanent homes. Each property is built to SNG's Homes and Place Standard, which prioritises sustainability, health, wellbeing, and community creation. The homes achieve over 75% carbon reduction, meeting the forthcoming Future Homes Standard, making them warmer, healthier, more energy-efficient, and environmentally friendly.
